Consultation Fee R950/hour
The initial meeting and discussions are a minimum of 1 hour for the first visit. Design & plans will be quoted separately and will be charged on an hourly basis including travelling time, according to the work required (see example below). Construction & project management is only done on work that has been designed by Wendy.
Scope of Work
Wendy only undertakes construction & project management of medium to large renovations i.e. in excess of R650 000. However, she will give advice and do the concept, design, and plans for smaller renovations.
Concept and Design Fees and Council Plans
The process of renovating a house starts with meetings and interviews with clients to ascertain their needs followed by numerous iterations as the concepts grow from preliminary ideas in hand-drawn sketches through to formal drawings, submissions to the council, and approval. As soon as plans are approved Wendy’s team gets stuck in and transformation begins at an alarming rate, with all the various sub-contracted trades lined up to perform their functions under close supervision.
Budgets are tightly managed and costs are kept as low as possible by Living Design including their management fee in the building cost and not adding a markup on their other subcontractors’ and suppliers’ prices, thereby passing on their builder’s discounts to the clients.
Cost Structure Examples
Extensive renovation design of existing house/apartment R80 000 to R120 000. Small renovation design of existing house/apartment R35 000 to R50 000. All council fees are for the client’s cost and are determined by the council.
